We don't charge a Flat Monthly Management Fee.
A flat monthly fee can be appealing because it provides predictability for property owners, as they know exactly how much they will be charged each month, regardless of the number of properties they own or the services required. However, one of the main disadvantages of a flat monthly management fee is that it may not adequately reflect the actual workload or level of service required for each property to be managed successfully. Properties vary in size, complexity, and maintenance needs, and a flat fee does not account for these differences. This could potentially lead to undercharging for some properties and overcharging for others, causing client dissatisfaction. Many of the companies that charge flat monthly fees end up having to charge additional, unexpected fees in order to cover additional management costs that arise at the property during a given period. Additionally, many of the companies that charge flat monthly fees do not tie the monthly fee to “collected rent,” which means they will charge the monthly fee regardless of how the property is actually performing for the owner. This can quickly lead to a conflict of interest between the property manager and the owner when it comes to the level of priority given to quick unit turnovers.
We don't charge an Annual Leasing Fee.
Instead of charging a flat, annual leasing fee, we have implemented a policy of charging the first month's rent to lease your property (capped at $1,000). By charging the first month's rent, we align our fees with the actual outcome of successfully leasing your property. This ensures that our compensation is directly tied to our performance and ability to find a qualified tenant. It also means that you are not locked into a fixed annual fee, providing you with more flexibility. In the same way flat monthly management fees can create a conflict of interest between the property manager and the owner when it comes to the level of priority given to quick unit turnovers, flat leasing fees can create a conflict of interest when it comes to the market rent amount a property is leased for (the PM will want to lease the property for a little as possible, as it is easier and does not affect their earnings). We are committed to delivering results and finding the right tenants for your properties, and our fee structure reflects this commitment.
We don't charge a Leasing Fee equal to a percentage of all future rents.
You will often come across this sort of pricing structure in the commercial space. However, we do not feel that it is appropriate for residential leasing. By charging the first month's rent, we provide a transparent and upfront cost that aligns with the immediate outcome of successfully leasing your property. It offers you peace of mind knowing that our interests are aligned with yours. Additionally, this fee structure eliminates any potential conflict of interest, as our goal is to secure a tenant quickly and efficiently, while also ensuring they are well qualified so that the property will continue to perform at its best throughout the duration of the lease.
We don't charge a Client Early Termination Fee.
We never charge early termination fees. Our clients have the freedom to end their contract without incurring additional costs if they are not satisfied with the level of service we provide or if their circumstances change. While we strive to always provide the highest level of service to our clients, we would never put a client in a position that forces them to retain us as their management solution or face a hefty early termination fee. We know that there are many other management companies that have this written into their contracts, but we simply don’t believe this practice is fair. We are committed to customer satisfaction and want all of our clients to trust us with their rental portfolio without the fear of being locked into a long-term agreement.

Handle Maintenance
In-House
Rather than hiring a team in-house to handle maintenance, we have intentionally chosen to partner with vetted contractors and vendors. This decision is driven by our commitment to providing you with the best possible service and ensuring that your properties receive top-notch maintenance. By working with trusted and experienced contractors, we ensure that your maintenance needs are addressed by professionals who specialize in their respective fields. By engaging external contractors, we eliminate any potential conflicts of interest unlike many other companies in this space. We treat all maintenance items as pass-through expenses, meaning that we do not profit from maintenance services. Our sole focus is on ensuring that your properties are well-maintained. This unbiased approach allows us to provide you with the highest level of service and transparency.
Require Exclusivity Agreements
Intrigue Property Management is made up of a team of licensed real estate agents who can help you buy or purchase investment properties to flip or hold as long-term rentals. While our team members have extensive expertise on analyzing deals and helping clients find the best rental property opportunities, you're not obligated to work with our agents for real estate transactions. It's totally up to you! We offer this service only as a convenient option to streamline the process of buying and renting out a property. We understand that you may already have relationships with other real estate professionals or prefer to handle things on your own, and we completely respect that. No exclusivity agreements required! Our main focus is providing exceptional property management services, and our licensed agents are here to lend a hand if you choose to utilize their expertise.
