Opening | Operations Manager

The primary role of Intrigue Property Management’s Operations Manager is to serve as a liaison between Intrigue’s clients (property owners) and residents who call an Intrigue-managed property home. This is a multifaceted job role, including property leasing, ongoing property management, project management for property renovations, and sales support.
The ideal candidate for this position will know how to work well with others, have excellent problem solving skills, and excel at helping people with varying personalities through a variety of challenges.
Job Responsibilities:
Maintain positive, professional working relationships with the Intrigue Property Management team, all Intrigue-managed property residents, and all property owners/clients.

Leasing: Communicate about new market rent rates with owners prior to starting leasing efforts.

Follow up on all online/phone inquiries regarding properties and show properties to all prospective tenants until a qualified, approved tenant is found.

Direct prospective tenants to apply for Intrigue’s properties online and follow up to maximize the number of applicants each property receives.

Retain and apply a working knowledge of The Fair Housing Act and best practices when it comes to leasing a property and working with prospective tenants.

Ongoing Property Management: Oversee move-in process of tenants.

Follow up on all maintenance requests from residents and coordinate solutions (for both preventative and responsive maintenance) between owners and contractors.

Be proactive about ensuring rent is being paid on-time by all residents. Communicate with residents about overdue rent.

Ensure work orders are completed in a timely manner per the work order policy.

Perform resident move-outs, including a thorough move-out inspection of the property. Coordinate any cleaning/repairs needed with vendors that will result in security deposit deductions, return of the security deposit to the proper party, and getting the property back on the market to lease, keeping in communication with the owner.

Project Management: Walk through properties to preview potential renovation projects that Intrigue Property Management may manage, assisting in the process of getting the property lease-ready.

Create a “spec list” and “scope of work” to send out to contractors to generate estimates to present to clients.

Clearly communicate job expectations on the front end of projects with clients in terms of pricing, work scope, and timeline.

Manage the progress of the projects by ensuring contractors are hitting their checkpoints while keeping clients up-to-date via emails, phone calls, pictures, and videos during the duration of the renovation project.

Coordinate with Intrigue Property Management’s admin manager to manage client billing and payment of vendors.

Sales Support: Follow up with client leads and inquiries in a timely manner.

Assist with bringing in new business to any and all of Intrigue’s three business segments: Project Management, Leasing, and Property Management.

Follow organizational systems and company processes.

Self-motivated and a self-starter: This is a primarily commission-based role with no salary cap. There are no set hours (though this individual will need to make frequent visits to property sites and will occasionally be asked to attend a mandatory team meeting).

Reliable transportation.

Additional Skills: (not required, but a plus!)

Familiarity with Google Workspace (including Gmail, Google Docs, Google Sheets, Google Drive, Google Calendar, etc.)

Familiarity with Calendly and AppFolio

Experience coordinating maintenance on single family and residential multi family homes.

Experience working with contractors and vendors
Compensation:
There is no salary cap to this position. Compensation is commission based, paid out regularly each month. There is large earning potential in this position, depending on how much work you take on with the company.
